The average offence rate in the safest 50 postcodes is 27 per 1,000 people, but living there will cost a typical £355,573 – nearly 25% more than the £285,861 norm.
Analysis shows the safest district is PL35, covering the Boscastle area of Cornwall, which recorded just six crimes per 1,000 residents last year.
But with an average house price of £349,212, a home there comes in 22% higher than the country’s benchmark.
Homes in Exeter’s EX37 corner, the second safest spot, have a 14% premium.
However, Quickmove Properties found the average house price of £278,482 in Cumberland’s similarly safe CA19 postcode was 3% below the national average.
CW10, which is the Middlewich area of Cheshire East, is even more of a low-crime bargain.
Typical property prices there are 29% below the average.
At the other end of the safety scale, homes in the Birmingham’s inner-city B2 district cost around £227,139 – 20% less than average.
But analysis of crime figures last year revealed it had a much higher rate of offences – 5,706 for every 1,000 people.
The EC3 district, covering most of the City of London, also had a high crime rate but the typical property price is £1.6million – a massive 456% above average.
In contrast, buyers in Liverpool’s L2 postcode, which has a crime rate of 2,834 per 1,000 people, will pay £111,798…61% less than the UK average price. Quickmove

“It’s no surprise that of the UK’s 50 safest postcodes, 37 command a higher average house price when compared to the national benchmark. However, the diverse nature of the UK market means there are property pockets that offer both a low crime rate and a more affordable price tag.”
